Bayonne approves the first phase of large-scale Bayview reconstruction | Jersey

A plan to renovate nearly 17 acres of land along the Newark Bay can be formally advanced. The initial part includes four buildings, new parks and public waterfront facilities.

At the October meeting, Bayonne's planning committee approved an application to revitalize the 175 A Avenue property. This land was previously the site of a self-demolition A&P supermarket, and Jersey Digs first proposed to redevelop the land in the summer.

The project is called Bayview and is a joint venture between Larken Associates and Gallium Real Estate based in Branchburg. It is undeniable that the scale of the development is bold, as the entire vision includes a total of 1,100 units and approximately 55,000 square feet of retail space distributed in five buildings.

The first phase of Bayview was designed by Minno Wasko, a Newark-based construction company, and will build 797 residences in three new structures, two of which will rise by eight floors. These buildings will rise along the eastern part of the property, the first of which has 182 residences, 6,585 square feet of retail space and a three-story parking garage, which can accommodate 296 parking spaces.

The second eight-story section will include 200 units, 7,235 square feet of retail stores and 283 garage parking spaces. Both buildings will have internal courtyards and will be separated by a triangular park that occupies less than half an acre along the interior of the Bayview Complex.

The western section of the property will construct a 12-story building in the first phase of Bayview, including 415 residential units, 2,750 square feet of retail space, and a five-story parking lot with a total of 456 parking spaces.

A separate single-storey retail property of Planet Fitness will still be in the first phase of approval status, and major exterior wall repairs are planned to install new slabs.

The second phase of Bayview requires additional planning committee approval and includes another 12-story building along Newark Bay that will feature 303 units and 396 garage parking spaces. The final part will additionally include 4,780 square feet of commercial space, a 9,000 square foot ground floor restaurant and a 9,575 square foot rooftop restaurant with outdoor seating.

The developer will build several streets to promote the project, which will create 163 surface parking spaces for the public along the new roads. The various community facilities in the proposal include the construction of a new public waterfront walkway, an amphitheatre facility on the north side of the property, a waterfront pier in the south, a "beach" section and a playground.

The exterior of the new structure will use gray bricks and metal panels, and the taller buildings will use some fiber cement components. The new part of Bayview will not include any affordable housing part and two-phase parking spaces for the development, for a total of 1,596 parking spaces.

Bayview's preliminary work will include the construction of a road network, waterfront sidewalks and triangular parks. Despite the approval of the development project, Larken Associates and Gallium Real Estate have yet to announce a start date for the project.
